The site, which was formerly part of a larger site owned by manufacturing giant 3M, is now set to be cleared and a planning application granted for up to 235,000 square feet of space which would appeal to a range of freehold or leasehold, logistics and manufacturing tenants.

Located on Hudson Road, the 12.12 acre site is part of the Elms Farm industrial Estate to the north east of the town.
